In the past year Zillow.com has become a major website application for finding apartments. We have
found that it’s pay per lead generation is very effective on a price per unit leased. The quality of the
leads has been unbelievably good and resulting in many units leased in our properties.
ForRent.com
For Rent.com has been a successful WEB Site lead general for the last 10 years. Originally this venue was a printed advertising book, however in 2016 the book has been eliminated and it is completely on line. We previously had participated in both the hard copy and on line web site but found that the online web site was really a better product to achieve our leasing goals.
Apartments.com
Apartments.com is similar to For Rent, this website is also another good avenue for lead generation. This is another site that enables us to stay in the view of potential residents and should be considered for our marketing
efforts.
Craigslist
SAl has been using Craigslist for various properties for many years. We are consistently posting to Craigslist on a daily basis as availabilities are changing. It should be noted that although this is good means of addressing your target market we are finding that more potential leads are using the above sites as they are easier to find units due to their functioning.
Web Sites
At SAI, we know the importance of having a robust web site that is attractive and useful to potential apartment renters. The Web site should be desk top and mobile ready as we have found that over 40% of web site leads arenow coming from cell phones and tablet devices. This is a dramatic change in the last 5 years. In addition we utilize google analytics to evaluate how the web site and marketing efforts are going. In addition, SEO Search Engine Optimization must be conducted on the web site so that key words and phrases are picked up by Google and Yahoo during apartment searches.
Social Media/Facebook Twitter
Social media is probably the newest marketing activity of a good marketing plan. Our resent projects including a Facebook page and Twitter account. We frequently were posting and tweeting about our location’s amenities and things happening in the neighborhood. Although we found that activity from the posting’s was helpful it did not materially affect walk in traffic or lead generation. While this has been the response over the last 24 months we be believe that any good campaign must include this activity as we have found that how potential renters are using the web is changing. We expect that these accounts will be helpful in the future and would want to be a part of this activity.
Brokerage Community
SAl has always had excellent communication with the residential and commercial brokerage community in Philadelphia. This cooperation has helped some of our projects obtain occupancy throughout the years. We do not believe that the majority units will involve co W broker/agents. In our most resent lease up at Brewery town no agents were involved; however we still would like to have a policy.
Trend/MLS
In order to reach the Brokerage Community SAl belongs to Trend (MLS) website and enables brokers/agents to view the listing and contact the property for tours and rentals directly.
Signage
We believe that signage at the property will be important for walk in traffic as well as drive by car lead generation. We realize that due to the historic nature of the property that signage will be a sensitive issue and needs to be developed and discussed with Ownership.
